It comes down to that consideration for me because after selling the home, you'll be down to 0 units.I prefer option #2 because it gives you the benefit of realizing gains in equity and expanding your rental portfolio.

I do agree with you @James Galla and @Andrew Briggs in that "house hacking" might be the best way for me to get started and gain some experience.

The thing I find interesting is that you have to form a partnership or corporation to invest the capital gains.

@David VanWert The challenge with a BRRR partnership ship is really timing... what I mean is that we’re o key using our money on the very first deal, The you execute BRRR and do it all over again with your initial cash that you just pulled back out.That said, for me to partner with someone at this point, they need to bring something to the table aside from cash, since the BRRR method provides for recirculating cash from deal to deal.

I ask contractors for 3 recent clients for me to interview.

The county suggested filling out a FOIA( Freedom of Information Act) form. 

I know I need the seller agent to send me the HOA docs for me to review.

This has happened to me for something else and finally weeks of shipment date changes turned into months and then it was too late for me to be able to use the item I needed.

I find this to be better (at least for me) as I don't have to mess with the various government process (which tend to make me ill)
