I was really glad to help and they finally enjoyed their vacations and left happy and grateful.On Airbnb (and not VRBO) there is a huge number of "turning" listings: those who emerge and disappear within 6-12 months for all sort of reasons: 1) Could not comply with regulations (like in your example), 2) Realized STR is not for them and they can't run the business  3) Property was not clean or desirable so no success renting or a bunch of other reasons.

After quite a bit of dragging my heals (I had finally gotten a job again and was learning the new job), I hired some people to come clean out the home and cut the grass/weeds.

They have a a rough inspection and a final inspection. 

I was the agent for the acquisition and made a tiny commission because the purchase price was low.I was also the agent on the sale of the property - and I brought the seller in a disclosed dual agency deal.  

At the end of the job she refused to pay the final bill stating, "i am disputing the bill so I do not have to pay all of this". 

Getting the house out of the trust seems very straight forward and should be finalized soon.My main question is what is the best way to proceed?

The final outcome was incredible, yet it took years of sweat and headache to get the outcome we planned from the start.
