I feel like they are all transfering us from their old language model which we had learned to use, even with its finicky pronunciations sometimes, to whatever new "AI" language model.

While some of the places I've bought are not recently renovated, I have bought homes that require no renos and have been happy with them.

I've been feeling like I'm missing some key part of creative financing because I keep getting stuck on the fact that no matter how I cut it, I'm still going to have the additional debt service of the HELOC, which makes it even harder to find properties that pencil.

This will allow you to have a slower ramp up, have guaranteed tenants day one, and not feel so rushed.

That is the issue, I did not feel that I was provided enough specific details, so that is why I was reaching out on this forum to see if anyone has had any direct investor experience with them or any other operator who has deals that are not working out as planned so that perhaps we can learn from whatever mistakes may have been made. 

So far I am very happy with them.
