Can single pieces feasibly be replaced?

Is it feasible to work with an investor/contractor to build the 4-plex with a guarantee to sell to me after the project is finished?  

I don’t know if this is really feasible in practice though, and I certainly do not recommend abusing it.

@Christopher Mosher, I agree with @Jonathan Marcus An architect can help you determine what is actually feasible to build.  

It’s helpful to have a foundation, but I’d get started as soon as feasibly can.

I would buy the house if the numbers make sense (get insurance quotes now to see if the flood plain insurance cost is a feasible). 

I'll work on that one thing nonstop, day and night and then i'll just get bored with it and move on. for instance, right now i'm rebuilding/chopping my harley, taking guitar lessons online, moderating the guitar site messageboard, learning to train my pitbull , studying the feasibility of constructing a supercross track in my area, and of course learing the in's and out of real estate and thats just in this month alone.

Also negotiating the purchase price is still feasible as well, that way if there is equity you may be able to secure more money for where you don't have to tap into your reserve.

It is probably worth an hour or two of his time to see if this is feasible to do in a way that is a win/win.
