You can not raise the market value beyond what can be shown in the market, so you have a ceiling to work under.Any lender must assume that you and the seller were prudent, dealt fairly, had somewhat equal knowledge, that time on the market was sufficient to expose the property to the market in order to sell  it, because if they get it back, they will have to expose the property to the market as well.

(This would probably require an amendment to the MTM lease, and might piss off the tenant.)Option #2:  Allow the tenant to provide access via the combination lock, with all of the liability  and "potential for nonsense"  (theft/vandalism/whatever) that it would expose me to.

Just imagine you ride in an elevator and someone sneezes.... opps... you have just been exposed and you could not social distance.Younger people, especially single, ambitious and professional, will choose a City Life Style over Cow Towns.When you are a young workaholic earning a substantial salary, even when WFH, you still want your Gym, Restaurants, Parks, Bars and Clubs very close.

People are less critical of the private spaces appearance and also bedrooms have a lot of furniture and not much exposed floor space and many people will additionally put down a throw rug!
