I mostly purchased properties that had an opportunity for forced appreciation (one exception and it was priced a little below market at a time that I had no time for a rehab and desired a near zero effort property).So if RE is your chosen path then run it like a business.

I also stay away from downtown Brantford as that is either student rentals or otherwise the school zone is not that good so you won't get the long term nice families (yes there are exceptions I know) but that is my take on this market.

The evaporator coil is inside - the "A" coil, as it's sometimes called, inside the duct work just above the furnace's heat exchanger.With the exception of certain much older systems (1960s vintage), the compressor is OUTside, not inside.

There is the following language under the broker fee paragraph: "The aforesaid fee shall also be due upon sale of the property to any person who was introduced to the PROPERTY during the aforesaid term or any extension or who entered into an agreement to purchase during the term, during any extension or within 180 days after expiration of the term or any extension, regardless of the date that title passes, except if the SELLER has entered into an exclusive agreement with another broker in good faith, in which case the BROKER shall be entitled to receive only the difference between the fee set forth herein and any lesser net fee paid to the other broker."
