I recommend asking the landlord if he could visit the property and consider some improvements and then working with him to come up with a schedule and process for getting the work done, possibly on a room-by-room basis

My only concern would not being able to cover the costs - rentals would have to be down 50% on an annual basis in order to make this an issue for me.It’s worth noting that even when the recession hit, and home values dipped - rental per night charges didn’t dip at the same ratio.
