Making money for money's sake is a vapid endeavor IMO.  

You just asked for realtor help and it sounds like nothing has been signed. 2 you drew this interest of your own diligence and don't owe anyone anything if the deal works. 3 I'm sure you communicated to realtor that you had already made attempts to sell yourself,  so she shouldn't be surprised if something comes from that and certainly shouldn't expect you to walk away or include her in this deal. 4.

While I am prepared and willing to dedicate as much time as is necessary to be successful in this endeavor, I am also not looking for a 2nd full time job.

I do not recommend this option if you are attempting to "get around" a wholesaler.

As far as direct mail goes, I'd just touch them with a professional piece that offers a solution to their problem, with some attempt at differentiation (why pick you?).
