If you do like your job, then I'd look into syndication or note investing as you realistically don't have that much time to dedicate to doing anything active.I have made the conscious decision to focus less on upward mobility at my company so that I can dedicate my time and energies to building cash flow so that I can live the life that I want. 

The asking price is great with new upgrades.

Brokers in my state have to have two years of experience plus more state-mandated education in order to “upgrade” to a broker’s license.

Purchase price: $525,000 Upgraded from our Condo (which we are renting in Lincoln Park) to our first two-flat in Roscoe Village.

With the 3rd tenant asking for a fence, I typically let them know I will to install a fence (or any other upgrade that I'm not ready to do that will increase value) if and when the lease is renewed. 

The other side still needs upgrading but has a great long term tenant so I've held off.

In my experience when a tenant refuses to let you in to make upgrades or improvements they are hiding something usually.

You need to either be moving (due to orders, etc.) 50 miles away or more, or upgrading to a larger home due to a growing family, etc.

I first gained access through my MLS then upgraded to their premium service.

Looking at a duplex listed for $135,000.Duplex is in great shape however needs about $10,000 in upgrades to update it  $1,400 monthly rental income $6,000 annual taxes$1,000 annual Insurnace I’m estimating this is only a fraction over 1% which doesn’t meet the 2% rule.Any thoughts or suggestions are greatly appreciated.
