If you do like your job, then I'd look into syndication or note investing as you realistically don't have that much time to dedicate to doing anything active.I have made the conscious decision to focus less on upward mobility at my company so that I can dedicate my time and energies to building cash flow so that I can live the life that I want.

With the 3rd tenant asking for a fence, I typically let them know I will to install a fence (or any other upgrade that I'm not ready to do that will increase value) if and when the lease is renewed.

In my experience when a tenant refuses to let you in to make upgrades or improvements they are hiding something usually.

Looking at a duplex listed for $135,000.Duplex is in great shape however needs about $10,000 in upgrades to update it  $1,400 monthly rental income $6,000 annual taxes$1,000 annual Insurnace I’m estimating this is only a fraction over 1% which doesn’t meet the 2% rule.Any thoughts or suggestions are greatly appreciated.
