I totally disagree, we're cash flowing in Sacramento with creative property management solutions, and we will continue to enjoy the longterm benefits (appreciation, tax benefits, etc). 

There are a few things I disagree with, and I know that there will be others who may have differing opinions.Although the foundation of your formula is basically correct, your interpretation is a bit incomplete.

A good agent who is also an investor is worth even more.I also disagree with "stay away from the MLS." 

I would actually disagree with the view that STRs have more wear and tear on your unit than a long term tenant.
