Are you sure these are not the condos in Northern Boulder that have "CITY OF BOULDER PERMANENTLY AFFORDABLE HOUSING" in the description. 

I've used a couple of different form builders and all work pretty much the same: 123FormBuilder, SurveyMonkey, Google Forms, etc.The maintenance request is just a simple form that provides contact information, description of problem, and drop down for category.

I do not know or have ever used Holton-wise but have been in real estate for 20 years and from the property description and location I do not see anything wrong.

Chris, I think (based on your description above) that your issue is deeper than just finding SD IRA custodian who can help you get that investment in your IRA.

You can use Zillow key word search to see when agents put "assumable" in the description of the property: There may also be a middle ground where you can find a property that is not turn key but also not a super fixer, and do some work yourself (this is what I did). 

The original post wasn't very descriptive about your "deal", but if you're planning on reselling I would consider the insurance issues that you may encounter.

Also seems like they require large down payments for rehab loans just a comment I have never met a lender ( myself included) that someone will say has had a bad experience. 

One very important thing to know with Tax deeds is to do your research, never buy one you haven't personally seen,(not a picture) and to double check everything as the properrtied sold at auction are sold by their legal description , NOT by the address.
