Where I'm located in Cleveland you can have a tenant of a single home put the water bill in their name.

How much would tenants prefer to live in one location vs another. 

From what ive learned, its not a great idea or a good return on investment to put granite in average income or blue collar neighborhoods (which is where my property is located).

Hello, I'm seeking a mortgage on a property that was purchased in a recent sheriff sale, property located in Union City, NJ.I've been assured that that are local banks that will underwrite mortgages even on the basis of an external appraisal (can't get  an internal one because I can't get in the property yet).Any ideas on which these "local banks" may be? 

It's an inferior building in an inferior location.

I think that depending on your brokerage's location that can be something to try.Trying to convert FSBOs to listings is another tried and true method of getting clients/listings, it's not easy but you can have some success with enough effort.
