To @Todd Dexheimer 's  point - CIII Capital and Wells Fargo's capital markets group are the only CMBS conduits who are playing in the sub $3mm space right now. 

I'd say there's great opportunities in every market however if you're not educated on how to play at this point in the cycle you should sit on your dry powder for a while.There's a lot of dumb money in the market that will get transferred in the next correction. :)

Lots of demand for retail buyers.

@Jason Powell I Have found that high paying W-2 looks great on paper but is also super demanding and time consuming. 

Most of the developers are doing that though so over saturation can occur in markets eventually when supply reaches the tipping point of outpacing demand. 

I'd much rather go to the casino and play craps because I can only lose what is in my wallet.

I have to believe the demand is there.  

We have spoken and they said they wouldn't be opposed to seller financing.Being that the current owner still owes money I know that the due on sale clause comes into play. 

Three years ago, I had my insurance company demand an inspection.

Based on many factors (location, condition of property, inventory, demand) it may be best to do the minimum.
