Ian M. Any ideas for how to deal with tenants that owe money without court?

As I run my rentals like a business, generally I don't think it makes financial sense to take a tenant to court to sue for these costs as most times when something like this happens, they don't exactly leave a forwarding address to deliver the notice in the first place in addition to the fact that after I pay the management company to take them to court (or my attorney to sue), even if i "win" they are not going to have money to pay it - blood from a stone.

We also have strict requirements for security deposits as far as separate escrow accounts, interest paid on it, documentation to try to keep any and if they get a free lawyer to fight it in court they can get awarded treble damages.Fyi I have been moving my long term investments out of state

If the tenant wants to leave they will, reason being they know if you want to get money out of them you will have to take them to court so they assume you won't.

One thing led to another when I was searching a prior address and I found out the applicant has a rap sheet of 15 lawsuits in the 3 counties I looked up since she turned 18 (I also looked up her maiden name) by searching online court dockets.
