Your basis for depreciation when you convert it to a rental is the Lower of current actual value OR your original purchase price, plus improvements costs....so it would be the same whether replacing the AC now, or after you move out.

Certainly, if that is the desired outcome, you cannot pay for the rental income when you plan to convert the park to lot rent only.
