You could also do presentations about how awesome it is to invest in apartments at a conference room, library, etc in your community. 

They do get a lot of flack, but in defense of them, the TK investors I know who have all had good experiences aren't on BP talking about them.

I attend a property management conference and the speakers are nice but the best information comes from networking with others.

We just had our big conference and our keynote speaker made told a story about a difficult investor - at the end of the day, he told the investor to shove the prospectus up his butt; he didn't even want his money.

You may want to start with a re-performing note serviced with a licensed loan servicer, get to know the asset class and then attend some conferences to make relationships if this appeals to you.

For that reason, I'm not 100% oppossed to paying for a conference and getting on a plain to attend.
