If the health and safety of their children is at risk, aren't they being negligent by staying in the home?

While the tenant was leaving, I guess they were in a rush so the furniture put holes in the dry wall, broke a ceiling fan, broken doorknobs, and damaged the siding of the house and gutters.

I deal with many sellers who want to leave their properties to their children, but the children either don't want them or don't know how to manage them, so it ends up being more of a headache than helpful.

We have 2 children under 18 to support.

With multiple people all moving furniture I will likely need some additional storage.

I keep recalling my award by the WNBA as Woman of the Month for my efforts in the community with about 10 of my community children staring back at me.

We will need to invest money on paint/paper/furniture/landscaping, I'm thinking $25k.

We got 7 applications in one day, and picked our favorite based on each tenant's merits (income, job stability, background check, number of people in the house, number of wage earners, number of small children, pets, etc).  

To maintain that tax-sheltered status, all investments made with the plan must be at arm's length, and may not create any transactions or benefit between you or what are referred to as disqualified parties (spouse, parents, children, family businesses, etc).The purpose of a self-directed plan is diversification and control. 

We completely remodeled the unit, new paint and all new furniture.
