The numbers on the property seem more suitable for a rental property.For a first flip I see you under estimating the repairs and the holding cost seem off utilities are a must come the hot summer weather.

I'm not in rentals now but I personally would shy away from the idea for these reasons:-Vacancy in the summer time-College kids partying and trashing your units-Potentially unstable income (Part time jobs coupled with full time school, borrowing money from parents to pay bills, etc).As I said, I am NOT in rentals so I cannot speak from experience.
