So I know It varies from year to year and location but how long does the spring summer "ride" last for agents?

I'm wondering if it might be better for me to wait until late summer/early fall when I can afford better properties.

I'll likely cruise through Shorewood sometime this summer.

The numbers on the property seem more suitable for a rental property.For a first flip I see you under estimating the repairs and the holding cost seem off utilities are a must come the hot summer weather.

I'm not in rentals now but I personally would shy away from the idea for these reasons:-Vacancy in the summer time-College kids partying and trashing your units-Potentially unstable income (Part time jobs coupled with full time school, borrowing money from parents to pay bills, etc).As I said, I am NOT in rentals so I cannot speak from experience.

I am hoping to purchase my first home before the summer is out.

Any advice on what to do when my tenant's lease is up later this summer?
