My recommendation is to be very careful of where you dip your toes in the water.

Some students find it easier to pay it all up front since they have new found loan dispersement money, then can then budget accordingly for beer, POF premium, and netflix.I write in the lease they need to take care of snow removal and lawn care, though I provide a mower.

Hi @Kerven Jean,I’m not sure exactly how it works in NJ, but this is how I would go about trying to find the Personal Representative or Executor (this is the person responsible for taking care of the estate in probate).

Obviously she could care less.

Mid city, westlake, east hollywood, south central,... these places do not improve because of the prevalence of rent control and section 8, but also because of the general incompetence of the city's administrationI'm not saying south central isn't a good investment, but it is imo highly speculative and very high maintenance, as the area is filled with bad tenants and dramasTbh I only care about whether property is good investment or not.

If it's baseboard electric heat and hot water, it's especially urgent to get this taken care of.Either way, I'd find a way to get a second meter installed pronto.

While I think there are always deals in every market, I don't think now is the time to jump into the Dallas market.I have walked thru a lot of houses that I think are being offered at nosebleed prices, especially from wholesalers.Be careful with DFW, high property taxes and high property insurance. 

There are many parts of Kenosha where you can go from excellent location to horrible location within a two block radius so just be careful. 

The owner of the property is in a care facility and will not be coming out. 

If there is a HML on the back end making that happen a Seller won’t care.
