@Jimmy G.For yield you want to start with your total expense (acquisition price + any acquisition costs), plug this as a negative number.

Here's what that website looks like:And you plug in the NMLS number, and to use a completely random example of someone that might say silly things about down payment requirements for a rental property, things that if we didn't know better might look a lot like encouraging mortgage fraud (but I don't think that's the case, I think it's inexperience):The point isn't to call anyone out, the point is that it falls on all of us, always, to do due diligence when evaluating things we read on the intertubes, regardless of where.

The jobs I am needing done are below:-privacy fence for small backyard/replaces a chain link fence-retile two bathrooms- floor and tile surround with white hex and subway tile-repour 3 car garage concrete floor-electrical updates- interior wiring, run new electric for upstairs washer/dryer and outdoors plugs, update subpanel from fuses to breakers -plumbing- possibly replace some galvanized pipes, run water for upstairs washer/dryer-windows- would love some to restore the old wood windows if possible including the exterior glazing-garage- GC or structural contractor/engineer to bid fixing roof structure-asbestos remediation- basement has broken asbestos tile floor and some asbestos tape on piping

I know when my G shepard bit a lady on the butt who walked into our house without permission and she filed a claim the insurance company would no longer insure the dog.. of course we owner occ so we kept Tessa loved that dog... was not the end of the world.

Hope this doesn't sound like some pie in the sky artsy fartsy eternal optimist response (because it kind of does in my head, and I don't mean it to), but maybe just a plug for a good starting point to get you facing in the right direction.
