I actually don't worry too much about an aged roof as long as no evidence of serious wood rot because it's pretty straight forward to just reroof something.

And hopefully they can grow with us! 

At what age did you start investing in real estate and at what age did you become financially free?

Organic loss to lease would be any losses in potential rent due to the natural lease up cycle, meaning if rents are growing in the market, then leases dating back 11 months ago would be renting at a lower rate than market but this doesn’t necessarily mean the property has under market rents and a strong opportunity to increase rents.

I have great credit but I want to grow faster. 

This business relies heavily on relationships and if your broker has been in this business for 2 decades, I’m sure there is potential for you to grow your network with their help.

I was born and raised here in the valley and am familiar with most neighborhoods around town (moved a lot growing up).

IE we don't use lawyers for real estate closings on the west coast unless your doing some multi multi million dollar transaction.Now to the OPif this is well and septic  you need to test both.. just call any septic company they will do an inspection and let you know.. you want to have them pump it at the same time.you want the well company to give a flow test and water quality.. if its city water that's moot.be advised in this area trailers of a certain age are not allowed to be towed you have to bunch them up and put them in a dumpster then haul them off.. and all the lead and asbestos issues need to be adhered to.so then the question is what do you want to do with the land once its cleared..

My goal is to have 50 units by age 30.
