I suspect the state level is the bigger concern.Our Mission Beach duplex Zillow value fell close to $200K since its height just prior to San Diego passing its anti-STR regulations (which since has been repealed).Purchasing in PB/La Jolla is a large risk because if STR regulations are imposed the value will come down significantly (I suspect an additional ~20% (on top of the already lost value that may approach 15%)).

So if @Ben Leybovich decides Pig in Glasses has lost it's appeal to potential tenants, he can swap it out for a more Kafka-esque Iron Butterfly image and it won't cost him an arm and a wing.

the guy was mocked because he lost his cool on air but he was 100% right, it just took the rest of the world 9 months to realize it.  

Long story short the tenant lost after arbitration and HUD involvement. 

I've lost thousands paying upfront. 

Its easy to say if you just pick the right stock, but theres alot of circuit city, enron and AIGs out there that people lost their life savings on.
