Now that you're locking in on deal number two, have you thought about seeking private lending from persons in your network (e.g. family, friends, mentors, etc.)?   

Even if the bank isn't actively foreclosing, it still has a lien on the property.

You would be wise to contact the local housing office and seek advice from them.

You can also consider passive rather than active investing once you become an accredited investor.

Creative Solar and Solar Choice USA are respected local companies, and you could check with the national leasing companies SunRun, SolarCity/Tesla, and Vivint however I don't think any of the big boys are active in Georgia although I could be wrong about that. 

In your experience, would a smaller local credit union or bank be more likely to loan to a first time homebuyer seeking this type of property?
