Hey @Lauren Vega, you know you can post stuff here and we will all take a look at your deals.Most of us don't advocate for arbitrage but rather scrimping and saving for your downpayment on a first property.Most of these sorts of courses are cash grabs.

Luckily something I don’t have to deal with in Vegas, but simply check other listings in your area for your property type and see if that’s a common requirement.

Downtown now has a large gathering area with an ice skating rink, a gambling casino, condos galore, shopping plazas and restaurants all around the Rock-n-Roll Hall of Fame, and even the flats now has a new design.

Ceramic tile is no good for 2nd floor units because when tenants move a chair during the night the noise bothers the tenants below.Strangely, every home I owned in Las Vegas had ceramic tile in kitchens and when I cleaned the tile almost every house has zero chips and zero cracks.

Also understand, just about every fee you encounter can be negotiated.I just bought a place in Vegas and the agency tried to hit me with a buyer paid admin fee..
