With a major University here in town, we are definitely considering Student Housing in the future and with time will understand how to control a property without owning it, unless that's a lease option kind of thing, just with Student Housing? 

I have a large 4 bedroom home for rent near the local university and I don't want to turn it into a frat house. 

I graduated from Clemson University in 2010 and currently run a roofing contracting business that has been in my family for over 75 years.

Overall, to stay out of the neighborhoods that regularly make The First 48 and still have reasonable values, you can stay on the north side of the city...north of W T Harris & University City Blvd and out of Highland Creek, just because property values are probably too high. 

I am just wondering what anyone's thoughts are on the South Jersey Rowan University off campus market and get some feedback on my situation so far.

I would counter that {day} trading FOREX is not investing, but that is a goose for another gathering.There is lots of good information here on BP much of it universally applicable, but some of it very U.S.A. specific.  

This young man is living in the University District in Detroit has never had any problems and we just put in offer in on his first investment property in Detroit. 

I received my undergraduate degree from Texas A&M (yes I'm an Aggie) in Landscape Architecture/Community Master Planning 1979, and in 2011 went back to get my masters at The University of Texas at Arlington in Landscape Architecture/Urban Design.
