We purchased the house as an investment property to rent out. we have the rent set at 1695, which seems right in the ball park for the area, given the other ads I've read. nice curb appeal , extended family room with vaulted ceilings, pergo and wood flooring on the first floor, bathrooms redone, nice window treatments, all appliances in kitchen, washer/dryer--total move in condition. and good school district. i've only had two calls in a little over 3 weeks. is winter just a tougher time to find tenants?

We know the free solution is the first of its kind, but appealing to the consumer and real estate person is new and although 100 brokers were part of a beta the consumers were not at all involved.

Robert,I agree that any sale that eradicates a non-performing loan will help speed up our recovery.I whole-heartedly believe that the sale of non-performing notes, short sales, and principal reduction loan modifications are the only true solution to our current problems.However, I have issue with one part of your post:It will not materially deter acceptance in most cases.It is my opinion that this would deter acceptance in many cases.

I recommend you move forward with this (assuming the numbers make sense)Check your state laws for what can be done in a situation like this, and ask local investors/agents for input on how to handle it - maybe a solution like cash for keys (where you talk the owner into moving out for $1000 or so)
