These are my consideration for spec home:Any similar spec home in the neighborhood.Any newer house in the neighborhood.What is the highest price per/sqft in the neighborhood.or ask local real estate agent.

Think about how can you make your property a no brainer when having to decide between an apartment and a home. 2-Contact homeowners who are not in your close proximity, so they do not feel threatened, and ask them what are they seeing in the market, and how are they are adjusting (most likely you are not the only one who is experiencing this). 3-  If you decide to work with a real estate agent, use one that works with rentals, and better yet, someone who specializes in property management as well, because they will help you weed out  bad applicants. 4- This last one I do not have experience with, but I would definitely try it if my rental was near a hospital: Partner with a company that finds housing for traveling nurses.

We are interested in Mobile County and the Huntsville area.We are from CT, so we are requesting your assistance in finding ~  a good Alabama real estate attorney, and ~  interested investors for quick flips (initially)  We welcome advice and feedback to increase our knowledge of this state and those counties.I appreciate it!

We are looking to expand our portfolio to include short term rentals and we are also looking to start real-estate development. 

Is building better than buying ? 
do someone knows GC who build 2,4-6-8 plex ?

Speak to a real estate attorney as I cannot really give legal advice on this, but I have seen clients of mine structure this as a leaseback. 

If the risk was too high visa vi the return, or if the investor was not in a position to accept the risks, then it could turn into a real nightmare.
