You'd need to wait months or years to pull out a good gain unless you do a stellar rehab.Any method of investing carries risk.

If you find a property that pencils, I would pull the trigger. 

If I used hard money for the down payment I don't think I could cover the mortgage and cover the hard money loan and if I borrowed down payment and rehabbed it and refinanced I don't think I could pull enough out to pay back the initial 20%.

Travel if you must but I was able to pull it off remotely.

Lots of homes that size have theatres and more than a few have indoor pools, so you should be able to pull some comps from AirBNB/VRBO without too much trouble.
