Not only that seconds the interest rates need to be above 20% apr in my mind to take on the risk..

Good afternoon fellow investors,I just closed on my first rental property, which consists of a main house with 3 attached smaller units (efficiencies) - this is very normal in this area- , everything is on one meter.The previous owner used to live in the main house and therefore all utilities were included in the smaller units's rent payments.

Not worth the risk in my opinion.

My property is in Los Felix (zip 90027) and is currently zoned as a R2-1XL.

I can only use my state as whats the norm .

I want to start building my personal rental portfolio, but I need a little advice.

I have been able to find deals in the current market using the BP calculator that fit my buy box, but when I see that homes in that area are estimated to be ~30% overpriced and am watching in real time prices drop it leaves me unsure what to do.
