HOA seems well organized. 1850ft2, nice extended covered patio, not a huge back yard, turf so hopefully easy to maintain.

I believe that technology has allowed us not only to maintain communication, organization, etc. but also monitor and measure our productivity on both an individual and group level.

My first rental was a townhouse house I lived in for many years, and I was the first owner, so I knew all the ins and outs about the house and the HOA maintained the exterior of the townhouse (paint, gutters, etc.). all the common areas and trees.

They have an office, marketing, software, they've gotta pay gas, license maintainence, and then everyone's gotta get paid and with employer share of payroll tax as well.

I am already using Cozy for maintaining my tenant, so I am leaning towards to use Cozy. 

Even during the COVID-19 pandemic I have maintained consistent rent collection for all buildings.

If you haven't yet I would recommend talking with the property management company for contractors, if they are going to maintain the property long term they should have some pretty good contacts to get you hooked up.

So if you want a great agent and want to maintain that partnership, don't waste their time either...

The former owners of the property had not adequately maintained the property and as a result of this the property managers were unable to successfully market the asset.

And if the tenant doesn't maintain the deposit amount, can the landlord evict them?
