@John Moon  We had our plumber do the heater (I think it was about $3K but he was doing other work for us as well at the same time)RUBS is legal in NJ and we have a calculation in our lease that uses a combination of square footage and # of occupants.

if you really want to target a search you can look for 2 bedrooms with large square footage, suggesting that the could probably be turned into 3 bedrooms without too much trouble but will be priced as a 2 bedroom.
