Ask the local commercial realtors or brokers for the going storefront square footage rents in that area.

@John Moon  We had our plumber do the heater (I think it was about $3K but he was doing other work for us as well at the same time)RUBS is legal in NJ and we have a calculation in our lease that uses a combination of square footage and # of occupants.  

I got my numbers from the mls suggested and on zillow looking for comps for that area with similar square footage.

You wont get rhe high rents with a "meh"  property with similar or even greater square footage.  

if you really want to target a search you can look for 2 bedrooms with large square footage, suggesting that the could probably be turned into 3 bedrooms without too much trouble but will be priced as a 2 bedroom. 

Would love to get a 203k loan and fix up that separate building out back and add on extra square footage to the main house already under the roof (now a patio) could make master bed for example.

I understand the process of finding properties that best match your subject properties attributes such as Sq. footage, bed and bathrooms, garage space and other amenities but the problem I'm facing is that in the neighborhood I want to invest in I can't find any SFH that have been sold recently that have been renovated like I want to do.

Also, did I read correctly that your neighbor's house is smaller than yours in square footage, but has an additional bedroom and bath?
