It would sell right now for about $280-300 is my bet. 

All of this is a long way of saying that if you indeed get a complete picture of things, then I bet your market is not nearly as dire as your thinking.

I would not bet against him. at least in our high land cost areas.

If you want to yield double digit returns, investing in real estate is your safest bet.

If you ever stumble upon a realtor that is a former lender, and you ask when she made the switch, and she says 2005 or 2007, that should be a huge item in the "Pro" column in your head!!!

Although tourism comes and goes with economic cycles, it is likely that the rental demand will continue to keep the college town a solid bet.

In the short term, though, you bet I'll be swinging hammers.
