So we are "newbies" to say the least.  

Auctions are quite possibly the worst place to buy if you want to avoid repairs.

As mentioned, you probably have to skip condos, and you REALLY want to look up the local laws AND the HOA CC&Rs. 

If your money man is not calling you back he is not going to do the deal.Do you think it is a solid enough deal to go to your friends and family?

They might be able to tell you why and help you move it up the search results for a while to help.I agree that lowering the pricing could be a mistake.
