Does anybody know of a good app (apple or android) that can help me keep track of all my expenses during a renovation?

I'd expect to pay 25k for the fixes. 10k to lift, 5k removal and 10k for a new foundation.

I may be stating the obvious, but just want to add that you want to compare apples to apples and the way you do that is via PRICE/SQUARE FOOT.

As far as hurting ARV, from an appraisal stand point, the two should be considered as apples and oranges and never come into the picture as far as value of your property.

I just prefer aplles to apples comparisons.

Any way i just closed escrow on my first deal its a tri plex in Apple Valley that i picked up for 93k.

Pay someone else to do the work, and spend those 10 weeks finding another deal that will make you $15K more in profit...this way, you net an $7500 *AND* you don't have to lift a hammer...

This way I know that the bids can be compared apples-to-apples and also because I can generally get finish materials cheaper than my contractors.Plus, you can easily price finish materials by spending a few hours at Home Depot or Lowe's, walking the aisles and taking notes.

You may be able to just lift them a bit and be fine.
