Inflation isn't necessarily caused by new purchases, a large component of it is a psychological expectation of higher prices.As far as new purchases leading to higher inflation, I barely even saw a slowdown in my market (North Dallas) and very few price cuts.

I have house hacked all over north jersey,  the formula is simple its finding the right property which is not so easy.Oil tank removal is common in NJ, make sure seller is following proper process of removal. 

Don't worry about what other people think about the land, develop a use and then a value to yourself.Was just down in Dallas about 3 hours north of you for Thanksgiving.

I don’t know your location necessarily… but the concept is probably still sound even if the dollars have to shift a little north.
