I think that long-term buy n hold has done well in coastal So Cal regardless if purchased at market high or low and that sitting out of the market trying to time it can be a costly decision.Good luck

From what I've seen some of the new players are fix 'n flip refugees who are looking to buy the home at a large discount since they can't find decent yield in their traditional venues like REO purchases and FC auctions.
