I'm only referring to paying the closing costs incurred by the title company, not any of the prorations for taxes, HOA, etc. 

HOA said property insurance would covering everything up to the paint.

It is not due to the HOA fees.

BTW, you also need to check that all utilities are paid and there are not fines from a HOA, city, etc.Never trust a whole seller. 

Not all roofs and utility companies are created equal and you’ll definitely want to to check with the HOA to see if they allow.
