If you're just buying doors, that's a rookie mistake. 

Message people on BP, talk with people in Facebook groups, follow blogs, use social media to connect-Embracing the fact that you will make mistakes and it won't go smooth.

Worst case, cancel after first year and get $705 (or $905) net.  

I made the mistake of being too concerned with "perfect" offers starting out.

Worst case you will know what you are eligible for.

Worst case if i cannot get a lease-to-own or sale-by-owner I will short term rent until I find lease-to-own/sale-by-owner.

In your experience, especially early on, what were some of the mistakes you made/failed to take into consideration when doing your research?

And the worst part?

Including "living out their security deposit".They were some of the worst tenants I ever had.
