I know you have very good systems in place for tracking the progression of the notes.  

Our initial sewer line system inspection showed that there is at least on crack down the sewer line system.

it's a lot of money and i won't let them get away with it --___--    plus i'm facing serious renovation cost after they moved out, the place was a total wreck :( any good advice or reference would be really appreciated.Side notes: I think the judicial system hate landlords with a passion, I can't understand for the life of me why i need to bring the tenant to court t a second time to ask the judge the same thing we took them to court at the first place, it's ridiculous and frustrating, the system allow people to get away with your money but you can't owe them a penny and this is ******** !!!!!

Install will be a whole new HVAC system with new ducts etc...I am upgrading from a window air conditioning unit.

If it's in decent shape and no windows are cracked/broken, and all major systems work, I wouldn't be too worried about it. 

Does anyone have a favourite closet system to install when your bedrooms don't come with one?

Anyway its somewhat complicated - so buyer beware    - but overall a sewer system should be great for the area as in-n-out, trader joes, etc.. will be able to do traditional builds rather then complicated septic system/environmental reviews etc.   

HOA $255 monthly (covers water, outside landscaping and roof repairs).
