I just waited a month or so then hauled their stuff to the dump.. 99% of it was discarded junk at least in my units..

I suppose I could borrow those funds from a family member and then pay them back with the owner-financing proceeds over the next year, but then I lose the benefit of owner-financing (i.e. the interest).Not sure the buyer can wait until my listing agreement expires, as their lease expires in May, a month before my agreement.

We are still waiting to hear back from the agent about the age of the roof and the HVAC. 

Once things pick up in April, I expect the wait time to be around 4 weeks.

You should add that to the BP blog post, very helpful.I never considered structural engineer report and what room additions might do.I am waiting back from WFargo to see if they accept my offer. 

Long story short the seller's lawyer is saying they can provide a title insurance policy with the following exceptions: 1.A disclosure of the pending lawsuit to the Buyer;2.A financial indemnity (only) in the event there is a claim under the policy based upon this lawsuit.My title lawyer has been advising me the whole time to wait for the litigation to end.

I'm not sure what to do ,  should I just wait until  he is past due for the two weeks and send a pay or notice to quit ? 

Our biggest challenge is moving away from traditional lending means as we do not want to wait to accumulate 20-25% down payments in savings before buying multi-family properties.
