Problem is, the solid ones usually have a small handful of buyers that buy their properties quickly in cash with no hassle that they work with so a lot of the ones a new investor run into end up presenting 'non-deals' because they vastly under-estimate the rehab costs due to lack of experience, wishful thinking, trying to 'force' a deal when there really isn't one, or bad advice from gurus.Direct Mail - Are you buying lists and mailing to them?
