I only flip a couple houses a year, so my taxes are not terribly complicated.

(Nothing against realtors, but many of them find it offers too many complications to have that line of communication open.)  

But this year I have a new POC at the bank and he has started to asked a tone of things that I think are unnecessary.

I see three forces complicating things for many buy-and-holders using the 1031 exchange: 1) COVID is causing many to diversify their holdings to mitigate potential losses.

Ask if they have performed the same type of job you have, if they completed the job on time and without major complications and without multiple change orders and ask if they would hire them again.  

I am not saying it is unnecessary to have an estate agent, but it will become redunant and more expensive to have one.  

Also as I think through the mechanics of the scenario you proposed it becomes complicated.

Obviously, all of this is complicated by COVID and state eviction moratoriums.
