Leverage is a wonderful but dangerous tool. 

I don't have very good credit, but recently I sold my house and have a little over 200k in the bank. 

I find the property and they do 90% of the work and are buying larger properties.That is different from my other clients where they have lot's of money and might have sold  a business, high level corp executive, doctor,etc. but need help and experience finding a property and purchasing.

The bank wants all cash for REOs.Until the property is sold, the borrower still owns the property and is the one to talk to about purchasing the property.

It'll have to be sold to a fix & flipper and they're gonna wanna finish it the way the want to, knowing what works in that market.

When I ran the numbers again using the bigger pockets analysis tool, it hit me that if I was doing an FHA, PMI would need to be factored in.  

It looks like sale prices are not required to be disclosed in Idaho.The only 2 I quickly found with prices recorded within a few blocks of you are 5275 W Madison which sold for $276,500 on 7/8/2016 and 32886 N 16th Ave which sold for $250,000 on 6/20/2016.
