@Toan HoangA portfolio loan is a loan that the lending institution keeps on its books (in it's portfolio), rather then selling to Fannie Mae.

But anyways, each bank will have their own requirements on properties they lend on, some won't lend on really small deals and some won't lend on bigger deals.

You will get a much higher return here flipping and/or developing properties, then deploy your profits in another market where you can find cash flowing properties, lend your money as a private lender, etc.

Your tenant buyer for the lease option is most likely someone who has cash reserves but less than desirable credit profile making it hard for them to buy a home and get financed with traditional lending. 

OK so I am going to slow things down a bit here.We are not talking about some $1.2m syndication deal with 400 units and $500k/m cashflow. 

Have you seen all of the complaints on bad lending practices?

I am in a fortunate position that I have cash available to lend.

At the end of the day if you can't go any of those traditional routes then it would leave you with private lending....like when your parents lent you money.
