The trade off is the low vacancy rates and price stability in the long term.The best way I've seen investors make money in NYC is by adding significant value to rental properties.

I think in Tempe (or other college towns), you trade cap rate/ROI for a near endless supply of tenants and very low vacancy rates.

Canadian Real Estate Magazine has been calling us for the last 2+yrs but we have turned them down bc another turnkey provider in our market advertised with them for 1yr and also flew to Canada to attend a trade show and never made a sale.
