Hi All,I have submitted an offer on a 2 family property that would be a house hack for me.There are existing tenants in one of the units.They pay cash and don’t have a lease (so I am told and have no reason to believe they don’t).They pay below market rent.I am OK with this given their unit needs to be renovated and I do not wish to renovate the unit that they rent until I first finish the unit that I will live in.

Google Drive or another cloud storing source is a great friend for keeping documents at the ready so you can quickly send files to a lender when needed.I think a large part is understanding the process so you have a 30,0000 foot view when purchasing a property and can see what is ahead so you can prepare everything ahead of time and just submit when it is time.

Nicole Bussard - in situations where I've been unable to find the "right" person to approach the permitting/planning process on a similar "difficult" project (when I don't have local/personal recommendations to turn to), I've had good luck searching local public records for recent permits (similar projects etc) and working backwards - find the contractor or even landowner who submitted permits, they will/may have an architect / engineer that they perhaps recommend or like to work with.
