The reason I have the departing roommate pay the fee even though the other residents are staying is because I will draft up a new lease that does not have the departing roommate's name or info on it, that way if the roommates who are staying stop paying and have to be evicted, the departing tenant has no liability on the lease and will not be connected with an eviction.

I was told the ramifications vary based on what type of bankruptcy is filed.However, there is nothing (as far as I know) stopping you from attempting a court eviction for the unpaid rent.

The condo I did in Ohio was done about 10 years ago and we got a range with controls up front and a refrig that was accessible with ease....a higher toildet, lower bathroom sink and roll in shower...that kind of modifications.I am quite new here and sure would appreciate any ideas or cost estimate that you might know about.Thanks so much....Phil
