I am noticing that I am feeling very stressed when the phone rings, its almost as if I am hoping to not get any response.

Newbie here still trying to make sense of wholesaling's role in society.

I'd walk if I didn't have either the cash or the equity after I bought the place.If I got past the above, my next step would be to do a daytime drive-by on the property and see if there were any obvious signs of major repairs needed (a roof with waves in it or damaged shingles, rotting fascia, stress cracks on the exterior, if the house is square with the foundation, general condition of the exterior).

Love my life now and for the most part stress free.     

I have had some great stress moments that have made great writin material for our blog but so far no financial issues.

Bryan, best advice I can give you is to read to docs very carefully and therein you'll find how nervous they really are (LOL) ....okay,Lending and borrowing under open lines of credit is really an exercise in phycology almost as much in finance and banking.I assume were talking 1M+ as you didn't indicate the stress level.

If you are the wholesaler, don't stress about it.  

I won't fault you for that because it may be outside your experience but when you call child welfare I can't stress enough that focusing on facts and risk to the child are going to get you the farthest. 

And as stressful, disorganized, chaotic, sleepless, exciting, scary, and emotional it was...

Some of the most motivated people I have seen is a landlord who is losing money and stressed out.
