The part to be careful about is that you're buying a bunch at once, which even in a city that size will certainly pop up on someone's radar at the inspector's office.

By far the best deal I've found in California lately (condo is in a good neighborhood near 15 fwy /60 fwy interchange).I know I have the dreaded "sample size of 1" to work with but am I crazy to think that I should focus on going after short sales and look for unique opportunities in CA to give offers under asking?

@Joel Owens this is a good program, though while never heavily marketed Freddie has always been making loans in this size range.

The investment portion is tied to the size of the policy so to increase the investment, we would need to also increase the life insurance, which at the time wasn't something we were interested in.We will now just get a standard 20 year life insurance policy and call it a day. 

When I replaced mine - I went with exact same brand and tank size but a high efficiency model - measured to make sure same height - Handyman was installing - of course it didn't fit through the door where the old water heater was.High efficiency one had more insulation and about 3 inches wider.  

I think I could run my AC with my front door open and get nowhere near that in a house double that size.
