But if I was to go the single complex approach I would like to rent that out and make a little income out of it nothing crazy I just want to get started in the game .

@Jason Zhao, yes we do background and credit checks on every single tenant over the age of 18 unless they are still in school and with their parents. 

They have packages down to even owners with a single unit. 

I also own a 62 lot park and a hotel.I think this might be good for an investor that likes single family rentals and they would probably want to buy with a tenant in place already. 

You can do the same on a single family as well, but since you’re talking about investing, buying a 2-4 family would make more sense.

Single family residence in Los Angeles (built in 1962) has only 1 covered parking spot, and a second cannot be added.Do I have to comply with current parking requirements (2 spots) to add a detached accessory structure for storage etc. 

After you have done 2 or 3 under you belt, you can create a single member LLC.
